Warfield 2A Liability Waiver

For good and valuable consideration, the receipt and adequacy of which is hereby
acknowledged, the undersigned

of the first part, hereby releases from liability and shall indemnify and hold harmless the Council of Unit Owners of Warfield Condominium 2-A, its members, Board of Directors, officers, employees and agents; the party(s) of the second part, from and against any claims or liability of any nature whatsoever arising as a result of party(s) of the first parts’ presence on the common elements and any other part of the Condominiums belonging or in any way appertaining to the Council of Unit Owners of Warfield Condominium 2-A, located in Severn, Anne Arundel County, Maryland (hereinafter “the Property”). Said presence on the Property shall be at the sole risk of the user with no liability resulting to Board of Directors and Council of Co-owners, it members, Board of Directors, officers, employees and agents. Party(s) of the first part further agree not to engage in any illegal or dangerous activity on the Property, nor to cause any undue risk of harm to others thereon, and further, to abide by any and all laws, licenses, rules, regulations and guidelines adopted and promulgated with regard to the Property.

Party of the first part, has represented to the Board of Directors of the Council of Unit
Owners of Warfield Condominium 2-A that party of the first part is performing tasks at their own risk and has relinquished the right to file suit or litigate against the Board of Directors or unit owners of Warfield Condominium 2-A. This release and indemnification agreement contains the entire understanding of the parties with regard to release and indemnification and party of the first part’s presence on the Property. Any amendment or modification of the provisions of this Agreement shall be effective only if made in writing and executed with the same formality as this Agreement.
