Parking Rules and Policies
1. Authorized Parking
Parking is permitted only for:
- Residents who have registered their vehicles with the Association.
- Guests displaying a valid visitor parking pass.
- Service and delivery vehicles actively loading or unloading.
2. Vehicle Registration
- Each unit may register up to two (2) personal vehicles.
- Oversized commercial vehicles (over ¾ ton), large trucks, or vehicles with protruding tools/ladders are prohibited.
- Motorcycles count toward the two-vehicle limit and may not be parked on sidewalks or grassy areas.
- Unregistered vehicles must park on public streets.

3. Assigned Parking
- Each unit is assigned one (1) marked parking space.
- Temporary Parking Spaces(Formerly “Reserved”) spaces are available for temporary use only and are not assigned to any unit.
- Residents may not use Temporary Parking Spaces (Formerly “Reserved”) spaces for storing a second vehicle or regularly rotating vehicles.
- Switching between an assigned space and a Temporary Parking Spaces (Formerly “Reserved”) space within a 24-hour period is prohibited.
4. Use of Temporary Parking Spaces (Formerly “Reserved”)
Temporary-use spaces are designated for short-term guest or overflow use only. These spaces are not assigned to any unit and may not be used by residents to store a second vehicle.
- Vehicles in temporary-use spaces must move within 48 hours.
- Residents may not rotate cars between assigned and temporary spaces to bypass parking limits.
- After 48 hours, vehicles may be towed at the owner’s expense.
- Repeat misuse of temporary spaces may result in fines.
- To request an extension for valid reasons, residents must submit a written request to the Board of Directors.
5. Visitor Parking Passes
- Each unit may request one (1) visitor parking pass from the management company.
- Visitors may park in Temporary Parking Spaces (Formerly “Reserved”) spaces only with a clearly visible, valid visitor pass displayed in the front windshield.
- Vehicles without visible passes or that exceed the 48-hour limit may be towed at the owner’s expense.

6. Parking Decals and Pass Requirements
- All vehicles parked on the property must display a valid parking decal or pass at all times, either:
- A resident parking decal, affixed to the lower left corner of the front windshield.
- A visitor parking pass, clearly visible through the front windshield, dashboard-facing.
- Vehicles without a visible, valid decal or pass are subject to immediate towing at the owner’s expense.
- Parking passes and decals are issued by the management company and must be updated if the vehicle or residency status changes.
- Tampering with, duplicating, or sharing passes inappropriately may result in fines or revocation of parking privileges.
7. Vehicle Condition and Maintenance
- All vehicles must be operable and display valid registration.
- Vehicles leaking fluids or in disrepair may be towed if not promptly addressed.
- Major repairs and vehicle washing are not permitted in the lot; minor fixes (e.g., tire changes) are allowed.
8. Noise, Conduct, and Safety
- Loud music from vehicles is prohibited.
- No loitering, double parking, or operation of recreational vehicles is allowed in the lot.
9. Enforcement and Towing
- The Board of Directors will enforce these rules.
- Violations may result in towing at the vehicle owner’s expense by NCR Towing.

10. Resident and Guest Responsibility
- Unit owners are responsible for ensuring their residents and guests comply with these rules.
- Fines may be assessed to unit owners for violations by residents or guests.
- Violators may be towed without further notice.
